A guest could use any such problems as a reason to make a complaint or a claim against you so you really do need to give this some serious thought. For the small profit you might make providing these extra services, or indeed most times, no profit at all, you have to ask yourself, is it worth it? Do you really want to waste your valuable time dealing with complaints related to these extra services and risk a claim against you for little or no profit?

If you answered no but would still like to offer these extra services to your guests, here is how you could do it.

State in your Monthly Rates Notes area and in your booking terms and conditions the following.

“Mid-stay cleaning and/or change of linen and towels is not included in your monthly rate. The most common mistake property owners make when setting their winter lets monthly rates is that they set their rates based on the maximum number of people their property can sleep. This is wrong and you should not fall into this trap. Even if your property is a three bedroom and can sleep 6 people, it is extremely unlikely you will get a group of six adults looking to share a property for 2 to 3 months. This just doesn’t happen so price for two people with an additional price per person per month.

You should provide linen and towels only for the number of people the property is booked for as this will keep your costs down. For example, if the property is booked for a couple, you should provide one set of linen and towels with one spare set and have one bedroom, master bedroom, prepared for them.

Off season winter let monthly rates are generally 50% less than the normal weekly rental rates but you should check what other similar properties in your area are charging. The rate you charge and the discount you give is entirely down to you but it is very important that you understand that the winter lets market is totally different to the normal summer weekly rental market.
