Winter Lets Cleaning and Laundry Services

Before your winter let guests arrive, you should prepare your property so it is presented to them in a clean and fresh condition with clean fresh linen and towels and a spare set of linen and towels for your guests to use at their own discretion.

If your guests require these extra mid-stay services, we highly recommend that you let these arrangements be made directly between your local manager and the guest and not through you. The reason we recommend this is because if you arrange and take payment for them, you are legally responsible for the provision of these extra services and for any problems that may occur. A guest could use any such problems as a reason to make a complaint or a claim against you so you really do need to give this some serious thought. For the small profit you might make providing these extra services, or indeed most times, no profit at all, you have to ask yourself, is it worth it? Do you really want to waste your valuable time dealing with complaints related to these extra services and risk a claim against you for little or no profit?

If you answered no but would still like to offer these extra services to your guests, here is how you could do it.

State in your Monthly Rates Notes area and in your booking terms and conditions the following.

“Mid-stay cleaning and/or change of linen and towels is not included in your monthly rate. If you require mid-stay cleaning and/or change of linen and towels, you must arrange and pay for these locally with the local manager. Any extra mid-stay cleaning and/or change of linen and towels services you arrange and pay for locally are the sole responsibility of the local manager/service provider and do not form any part of your booking with me.”

Winter Lets & Long Term Rental Rates

Monthly winter lets rates are normally offered for stays during the off season months when your property will most likely be vacant but you should also consider offering a monthly rate during other months during the year as this can help fill weeks quicker. The rate of discount you offer is entirely down to you although it would be normal to offer a bigger discount for off season months, usually 50%, than high season months, usually 5% to 15%, dependent on the level of demand for your particular property.

– Know Your Market.
The off season market is largely made up of elderly couples looking to escape the cold winter months so you should set your monthly rates based on two people sharing with a fixed amount per person per month for each extra person. The winter lets market is also made up of a lot of single people looking to get away for the winter months so for these you could offer a further 10% off your two person monthly rate in order to secure a booking.

The most common mistake property owners make when setting their winter lets monthly rates is that they set their rates based on the maximum number of people their property can sleep. This is wrong and you should not fall into this trap. Even if your property is a three bedroom and can sleep 6 people, it is extremely unlikely you will get a group of six adults looking to share a property for 2 to 3 months. This just doesn’t happen so price for two people with an additional price per person per month.

You should provide linen and towels only for the number of people the property is booked for as this will keep your costs down. For example, if the property is booked for a couple, you should provide one set of linen and towels with one spare set and have one bedroom, master bedroom, prepared for them.

Off season winter let monthly rates are generally 50% less than the normal weekly rental rates but you should check what other similar properties in your area are charging. The rate you charge and the discount you give is entirely down to you but it is very important that you understand that the winter lets market is totally different to the normal summer weekly rental market.
